This privacy notice discloses the privacy practices for Sheridan Meadows Residential, LLC, and the affiliated companies of Uniland Development Company, and our website This privacy notice applies solely to information collected by this website, except where stated otherwise. It will notify you of the following:
– what information we collect;
– with whom it is shared;
– how it can be corrected;
– how it is secured;
– how policy changes will be communicated; and
– how to address concerns over misuse of personal data.

Information Collection, Use and Sharing
We are the sole owners of the information collected on this site. We only have access to and collect information that you voluntarily provide to us via phone, email, the online application, resident portal or other direct contact from you, whether through our site or through our social media pages. We will not sell or rent this information to anyone.

We will use your information to communicate with you regarding the reason you contacted us. We will not share your information with any third party outside of our organization, other than as necessary to fulfill your request, and with Entrata, the software service provider for our online application and resident portal. As part of our online site, Entrata has provided a link to its terms and conditions and privacy policy which you will find on the online application page and the resident portal page.

Unless you ask us not to, we may contact you in person, via email, mail, phone or social media in the future to tell you about specials, new products or services, or other pertinent information about your application, your lease or occupancy status.

Your Access to and Control Over Information

You may opt out of any future contacts from us at any time. Please see the Entrata Terms and Conditions and Privacy Policy for more information regarding your agreement to electronic transmissions. You can do the following at any time by contacting us via the email address or phone number provided on our website:
– see what data we have about you;
– change or correct any data we have about you;
– have us delete any data we have about you; and
– express any concern you have about our use of your data.

In order to use our online application or resident portal, a user must complete the registration form. During registration, the user is required to give certain information (such as name and email address). This information is used to contact you about the products and services on our site in which you have expressed interest. At your option, you may also provide demographic information (such as gender and age) about yourself, but it is not required.

Online Application and Resident Portal
We request information from you in our online application form and our resident portal through Entrata. To rent from us, you must provide contact information (name, address, email address, phone number) and financial information (such as credit card number, expiration date, CVV, bank account and routing number). This information is used for leasing and billing purposes and to complete your application and residential lease. If we or Entrata have trouble processing an application or rental payment, we will use this information to contact you.

We share aggregate demographic information with our affiliated companies, partners and advertisers. This is not linked to any personal information that can identify any individual person.

We use an outside software service provider, Entrata, to process online applications, provide the resident portal for leases, leasing information, rental payments and communications and a credit card processing company to bill tenants for rental payments. These companies do not, in the case of credit card processing companies, retain or store your personally identifiable information, and in the case of Entrata, share your personally identifiable information for any secondary purposes beyond completing your transaction (online application, leasing, rental payments, communications).

We partner with Entrata to provide online application and resident portal services. When the user signs up for these services, we will share names or other contact information that is necessary for Entrata to provide these services. Entrata is not allowed to use personally identifiable information except for the purpose of providing these services. We will also collect information from your online application, print applications or other forms and information received from a consumer reporting agency.

We take all commercially reasonable precautions to protect your information. When you submit sensitive information via the website, your information is protected in a commercially reasonable manner, both online and offline.

Whenever we collect sensitive information (such as credit card data), that information is encrypted and transmitted to us in a secure way. You can verify this by looking for a closed lock icon at the bottom of your web browser or looking for “https” at the beginning of the address of the web page. However, because no security system is completely impenetrable, we cannot guarantee the complete security of our site or our servers. We cannot guarantee that the information that you supply to us or Entrata will not be intercepted while being transmitted to us over the Internet.

While we use encryption to protect sensitive information transmitted online, we also protect your information offline. Only employees who need the information to perform a specific job (e.g. lease administration or rent billing) are granted access to personally identifiable information. The computers and servers on which we store personally identifiable information are kept in a secure environment.

Disposal Rule
We abide by the Disposal Rule and utilize reasonable and appropriate disposal practices designed to prevent the unauthorized access to or use or information from a consumer report. We may shred, burn or pulverize papers containing such information so that the consumer report information cannot be read or reconstructed; we may erase or destroy electronic files or media with such information so that the consumer report information cannot be read or reconstructed.
